HOW IT WORKS AND OUR SERVICES

INITIAL CONSULTATION (Via Phone or in Person)
We will conduct an initial interview with you to determine your management needs. Our property managers will discuss the details of our management program. We will then provide you the necessary management documents for review. Next, we conduct a comparative marketing analysis to determine the best a rental price for your property.  Contact us today (go to contact page) for a FREE property analysis.

PROPERTY INSPECTION
A walk-through of the property will be conducted. We will then discuss the best use options and proposed marketing plans for your property.
ADVERTISING YOUR PROPERTY
We conduct a marketing analysis and tailor an advertising campaign to suit your needs.   AFFINITY GROUP Properties will advertise your property in area newspaper publishings. In addition, your property will be advertised in various electronic outlets. 

FINDING TENANTS
AFFINITY GROUP will set up times for perspective tenants to view your property and submit rental applications.  Our management office conducts a thorough review of each applicant.  This review encompasses employment verification, rental history and a credit check.  If so desired, the pool of successful applicants is then presented to you, the owner, for final selection.  Next, the lease will be prepared and presented to the prospective tenant.  The tenant will sign the lease, a walkthrough is conducted and move-in process will begin.

Tenants will pay an initial deposit plus the first months rent. Once the payment clears, they will then be given keys and any other necessary information for their move-in.
Rent will be collected on a monthly basis.  We encourage and enable tenants to make direct deposit payments.

PROPERTY MAINTENANCE
AFFINITY GROUP will provide you with a proactive maintenance and care program for immediate and long-term maintenance of the property and any needed repairs. Our agents and employees are trained to conduct property inspections each time they enter a dwelling.  Additional inspections the initial walk-thru, final walk-out and others as requested by the tenant or owner.

FINANCE AND ADMINISTRATION
AFFINITY GROUP will perform collection of rents, payment of incidental expenses,
disbursement of mortgage and association dues, provide you with financial and year end 1099 tax forms.

PROFESSIONALISM
AFFINITY GROUP will provide you with a professional representation from the moment you sign with our organization until our management services conclude.
